A comprehensive lead inspection required by the MD Dept. of the Environment to complete the registration of a rental property. The inspection consists of a visual inspection of both the interior and exterior painted surfaces, and a lead-dust inspection consisting of samples being taken from the home to be tested at a certified laboratory for levels of lead-dust that exceed the State mandated threshold. A certificate will be issued after the return of the lab results whether passing or failing. The property owner must complete registration with the MD Dept. of the Environment and acquire the issued "Tracking number" upon completion of their registration. A Modified Risk Reduction Inspection usually occurs when a Notice of Defect form is submitted to the MD Dept. of the Environment by either a tenant or a property owner. This could be required in order to remain in compliance with the MDE Rental Regulations. All Modified Risk Reduction Inspections are conducted in accordance with local state and federal regulations. Please see Annotated Code of Maryland, Environment §6-819 for more information and/or instructions.
A visual inspection of all of the painted surfaces of the exterior and interior of the property. This could include any painted outbuildings on the property as well as any painted floor surfaces either interior or exterior. A visual inspection consists of checking for any signs of cracking, chipping, or peeling paint.
